Roaches From the Ground Up
American cockroaches, the large reddish brown ones, often live in sewer lines and irrigation boxes. They come up through floor drains, dry plumbing traps, and gaps under garage doors, especially on warm nights.
Over the years, small gaps around pipes and wiring get bigger. That gives roaches easy access to wall voids behind kitchens and bathrooms.
Aging weather stripping and door sweeps give roaches another way in. Replacing them is an easy fix that helps our treatments last longer.
German cockroaches are a different story. They are smaller, breed quickly indoors, and usually hitch a ride in on boxes or bags.
Rodents Looking for Shelter
Mice and roof rats are drawn to garages with stored boxes, pet food, and bird seed. Once inside, they chew through cardboard, insulation, and sometimes wiring.
We inspect for droppings, gnaw marks, and entry points, then use targeted trapping and exclusion. Sealing the openings is what keeps rodents from returning.
Trimming tree branches away from the roofline also helps keep roof rats from reaching the attic.

Practical Help, Honest Pricing
Bi-monthly plans start starting at $45 a month for homes up to 2,500 square feet. If pests come back between visits, we return to re-treat without any added charge.
Our technicians are paid by the day, which gives them time to look inside the garage, around drains, and along the roofline instead of rushing to the next stop. Ant and termite concerns are covered too.

Why do roaches come out of my shower drain?
Large roaches often travel through plumbing from sewer lines. Running water in rarely used drains keeps the traps full, and we treat exterior entry points to cut them off. Many homeowners notice a big drop in sightings after the first few treatments.
Are rodents dangerous?
They can contaminate food and chew on wiring, which is a real concern in garages and attics. It is best to deal with them early. Rodents also carry fleas and ticks, which is another reason to act quickly.
