Moisture Below the Surface
Termites are drawn to damp soil, and the ground near lakes, irrigated common areas, and leaky drip lines stays moist far longer than the surrounding desert. Subterranean termites build mud tubes from that soil up the foundation to reach wood framing.
Damage often happens out of sight. By the time trim feels soft or paint bubbles, termites may have been active for a while, which is why periodic inspections are so valuable here.
Mosquitoes are a seasonal factor as well, especially after summer storms when puddles form in low spots. We treat resting areas in shaded landscaping to keep evenings comfortable.
- Mud tubes on stem walls
- Bubbling paint or soft baseboards
- Winged swarmers near windows
- Damp soil along the foundation
Cockroaches Love Damp Places Too
American cockroaches spend their days in sewer lines, irrigation boxes, and damp landscaping. On warm nights they wander toward homes, and they find their way in through drains, garage doors, and weep screeds.
We treat exterior harborage, entry points, and interior areas such as under sinks and around water heaters. Small fixes, like tightening drain covers and replacing worn door sweeps, add another layer of protection.
Water heaters, laundry rooms, and garage corners are other favorite roach spots. We inspect those areas carefully and treat any harborage we find.
Springfield Lakes Pest Control With a Local Touch
We are based just up the road in Chandler and have served the East Valley since 2016. Bi-monthly protection starts starting at $45 a month for homes up to 2,500 square feet, and same or next-day visits are standard.
If pests come back between scheduled visits, we return and re-treat for free. Our technicians are paid by the day, not per stop, so they take their time with every home.

Learn moreFrequently asked questions
Does living near water raise my termite risk?
Damp soil makes it easier for termites to travel and survive, so homes near water can be at higher risk. Inspections help catch problems early.
What attracts cockroaches to my home?
Moisture, shelter, and easy entry points. Fixing leaks and sealing gaps around doors and plumbing makes a real difference.
Is termite work part of regular service?
Termite inspections and treatment are handled separately. We will explain both options so you can decide what fits your home.
